JBG Smith is building two towers with 808 apartments total and about 40,000 square feet of retail. The south tower is 27 stories with 471 units. The north tower is 26 stories with 337 units. About 38 percent of condos went under contract within 10 days and about 38 percent offered concessions averaging $10K. That spread is why condo buyers have more time to compare.
What this means near National Landing. Rental supply matters short term. More than 1,700 residential units were added last year per the National Landing BID, plus about 1,300 units at Grace, Reva, Hazel, and Azure in 2024. That choice can soften rent to own math for condos without a garage or with higher fees. Long term, Delta Associates estimates HQ2 workforce demand of about 2,900 new condos by 2030 and up to 4,400 by 2034, with most in Northern Virginia and only about 950 units in Arlington pipeline. That gap supports steady absorption if hiring holds.

Ask for reserves funding over 70 percent, no open special assessment, rental cap over 20 percent if you may rent later, and deeded parking. Homes within a third of a mile of Crystal City Metro show stronger first week activity than the same floor plan at eight tenths of a mile in our team sample.
