Selling a tenant occupied rental in Prince William County? In Virginia the lease stays, so your buyer, price, and timing depend on the lease end date.

Tenant-Occupied Sale: Selling Your Rental in Prince William County

Quick Summary

If you are selling a tenant occupied rental in Virginia, you can sell in Prince William County before the lease ends, but the lease does not end with the sale. The buyer steps in as the new landlord on the same rent and end date, so your choices are to sell occupied to an investor, wait for vacancy, or reach a written agreement with the tenant to leave early. The right choice depends on the lease end date, the rent versus the market, and how showings will go in Woodbridge and Manassas.

Can you sell a rental while a tenant still lives there?

Quick Summary: A fixed term lease survives a sale in Virginia. A month to month tenancy can be ended with proper written notice, at least 30 days before the next rent due date unless the lease says otherwise. Security deposits and prepaid rent transfer to the buyer at closing, and rent is prorated. Price an occupied rental on its actual rent and lease terms. Price a soon to be vacant home on the closest owner occupant sales.

Should you sell occupied or wait for the home to be vacant?

Can you sell a rental while a tenant still lives there? Yes. Under the Virginia Residential Landlord and Tenant Act, a sale does not cancel a signed lease. You cannot ask a tenant to leave early just because you want to sell, and a buyer cannot either. The exceptions are narrow: an early termination clause already in the lease, a genuine lease violation handled through the legal process, or a voluntary written agreement, sometimes with a relocation payment the tenant is free to decline. Anyone who promises a fast eviction to make a sale easier is creating risk, not value.

What do showings and access require?

Should you sell occupied or wait for the home to be vacant? Selling occupied keeps rent coming in and appeals to investors who prefer a paying tenant from day one. The trade off is a smaller buyer pool and harder showings, which usually costs something on price. Waiting for vacancy opens the sale to owner occupants in Lake Ridge, Dumfries, and Bristow, who make up most buyers. If the lease ends within about 60 to 90 days, listing right after vacancy, cleaned and photographed empty, often nets more. If a below market lease runs another eight months, most sellers do better marketing honestly to investors now.

Which documents and money items must transfer at closing?

What do showings and access require? A tenant cannot unreasonably refuse access to show the home to prospective buyers, but a landlord must give notice of intent to enter and enter only at reasonable times. Routine maintenance that the tenant did not request needs at least 72 hours of notice. In practice, agree on showing windows in writing before you list, for example two weekday evenings and one weekend block, and confirm each visit the day before. Every blocked showing in the first two weeks costs real money.

How does pricing work in Prince William County right now?

Which documents and money items must transfer at closing? Give the buyer the signed lease and any amendments, a rent ledger, the security deposit record, and any notices already served. At transfer, security deposits and any accrued interest move to the new owner, tenants receive written notice that the deposit moved, and the new owner becomes responsible for returning it when the tenancy ends. The seller must notify the tenant of the sale and provide the new owner's name, address, and telephone number. Prorate the closing month's rent, credit prepaid rent to the buyer, and hand over keys and codes.

What this means for values

How does pricing work in Prince William County right now? The county recorded a median sold price of $579,990 in September 2026, down 3.7 percent year over year, on 389 closed sales for the county proper, per Bright MLS data reported in October 2026. The combined area including Manassas and Manassas Park recorded $589,450. Realtor.com put the median rent at $2,850 in September 2026. Investors run your actual rent against that market rent first. A home rented close to market supports a price close to vacant value. A home rented well below market will be discounted for every month left on the lease.

FAQs

What this means for values: in our Cornerstone work in Prince William County, occupied sales that go well share three traits. The lease paperwork is complete before listing, showing windows are agreed in writing, and the price admits which buyer pool the home can reach. The sales that stall try to charge an owner occupant price while offering investor only access. Pick the pool first, price for that pool, and the days on market usually follow.

FAQ

Can a buyer make my tenant leave at closing in Virginia?

No, not under a fixed term lease. The lease transfers with the property and the buyer becomes the landlord on the same terms until the lease ends. A buyer who needs to live in the home should plan move in around the lease end date, or buy a home that will be vacant at closing.

How much notice ends a month to month tenancy in Virginia?

At least 30 days of written notice before the next rent due date, unless the rental agreement sets a different period. Keep proof of delivery, and do not treat a verbal conversation as notice. Timing it so vacancy, cleaning, and photos line up protects your list date.

What happens to the security deposit when a rental is sold?

It transfers to the new owner at closing, with written notice to the tenant, and the owner who holds the landlord interest when the tenancy ends is responsible for returning it under Virginia rules. List the exact amount on the settlement documents so there is no dispute later.

Should I offer my tenant money to leave early?

Only as a voluntary written agreement, often called cash for keys, and only if the math works. Compare the payment with the expected gain from a vacant sale and the cost of waiting. A tenant may decline, and pressure can create legal liability, so keep any offer respectful, written, and optional.
