Reston Town Center North and RTC Next: What Is Planned and What It Means Nearby

What Is Reston Town Center North

Reston Town Center North is a 47.9 acre County led plan north of Town Center proper around Bowman Towne Drive and the North County Governmental Center serving Reston Regional Library at 11925 Bowman Towne Drive. It won unanimous Planning Commission support July 22 2026 and heads to Board of Supervisors September 15 for a future road network, a 3.5 acre Central Green that Inova would build to interim condition in Phase 1, and land swaps to unlock a new Reston Regional Library and Embry Rucker shelter replacement. Up to 1,000 homes are contemplated in the framework as townhomes and multifamily, gated to future site plans after the framework vote. No vertical site plans were approved as of August 2026.

What RTC Next Adds East of Town Center

RTC Next is BXP expansion east of Town Center from 11900 Market Street to Visionary Way and a planned extension of Library Street, about 33 acres bounded by the W&OD Trail to the north and Sunset Hills Road to the south. As endorsed by Planning Commission in September 2025 per local coverage, it calls for about 930,000 square feet of office in two new towers, two residential buildings, about 22,000 square feet of retail, and one block dedicated to Fairfax County for a 60,000 square foot performing arts center. At full buildout RTC Next totals about four million square feet including existing offices at Reston Row, Skymark apartments and the Marriott AC Hotel.

Traffic, Metro and Parks

You will feel construction on Sunset Hills Road, Reston Parkway and the W&OD Trail crossing at Wiehle Avenue, not on Market Street itself. The North plan adds a new street grid inside Bowman Towne to disperse trips to Fairfax County Parkway and Reston Parkway. Both Reston Town Center station and Wiehle Reston East are within six tenths to just over a mile, so bike or shuttle matters more than a pure walk in winter. Park wise the W&OD north edge stays open with a signed detour when Library Street ties in, and the Central Green interim finish includes lawn and paths before buildings wrap.

What This Means for Nearby Blocks

For nearby home values this is a civic anchor story, not a fixed percent lift. County led anchors have steadied showings within a half mile because buyers value library and park certainty. New rental supply could soften rent growth for older 1970s condos near Hunters Woods if many units deliver together, while supporting townhome demand for buyers wanting a walkable civic core. Underwrite on existing comps and treat the North plan as three year optionality.

If you own within a mile, lead your listing with Bowman Towne and W&OD Trail access plus Herndon Monroe Metro shuttle in the first two sentences. If you buy, do not chase pre construction pricing on paper. Verify current permit status through Fairfax County LDS before basing a decision on opening day.
