Leaving New Jersey for Loudoun? Property Tax Relief Reality Check

Quick Summary

If you are moving from New Jersey to Loudoun County hoping for property tax relief, the relief is real, and it is large. Loudoun County taxes real estate at $0.805 per $100 of assessed value for tax year 2026. New Jersey's average effective rate was 1.725 percent in 2025, more than double. On the same $750,000 home, that gap is about $6,900 a year. The catch: property tax is only one line. Virginia income tax, a car tax, and town taxes take back part of the saving before you settle in Ashburn or Leesburg.

How big is the property tax gap on the same home?

Quick Summary: Loudoun County's tax year 2026 real estate rate is $0.805 per $100, so a $750,000 home owes about $6,038 a year. At New Jersey's 2025 average effective rate of 1.725 percent, the same home owes about $12,938. Virginia income tax runs slightly higher than New Jersey's at $150,000 of taxable income and slightly lower at $500,000. After the car tax and a small sales tax saving, our example household keeps about $5,128 a year.

Why can Loudoun hold its rate at $0.805?

How big is the property tax gap on the same home? The average New Jersey residential property tax bill reached $10,570 in 2025, the highest in the nation, at an average effective rate of 1.725 percent of market value, per the New Jersey Department of Community Affairs. Loudoun assesses at 100 percent of fair market value too, per the county, so the rates compare cleanly. On $750,000, that is about $6,038 a year in Loudoun against about $12,938 at the New Jersey average: a saving of about $6,900 a year, or $575 a month. The example is realistic here: Loudoun's median sold price was $758,500 in September 2026, with 338 closed sales, per NVAR data derived from Bright MLS as of October 12, 2026.

Does Virginia income tax erase the relief?

Why can Loudoun hold its rate at $0.805? Data centers. Loudoun County reports that data center revenue has let the Board of Supervisors cut the real property rate from $1.145 in tax year 2016 to $0.805 in tax year 2026, and the fiscal 2027 budget kept it there. Commercial revenue carries weight that New Jersey towns place on homeowners. Two cautions keep this honest. First, assessments still rise with home values, so a flat rate can still mean a higher bill. Second, incorporated towns add their own rate: Leesburg charges $0.1774 per $100 for 2026, adding about $1,331 on a $750,000 home, for a combined bill near $7,368, still well below the New Jersey average example.

What new bill appears in Loudoun: the car tax?

Does Virginia income tax erase the relief? Partly, at middle incomes, and not at all at high incomes. Virginia taxes taxable income at 2 percent on the first $3,000, rising to a top rate of 5.75 percent above $17,000, per the Virginia Department of Taxation. New Jersey starts lower, at 1.4 percent on the first $20,000 for single filers, but climbs to 6.37 percent above $75,000 and 10.75 percent above $1 million, per the New Jersey Division of Taxation. On $150,000 of taxable income, a single filer owes about $8,368 in Virginia against about $7,429 in New Jersey, so Virginia takes back about $939. On $500,000, the order flips: about $28,493 in Virginia against about $29,724 in New Jersey. Taxable income is after deductions and exemptions, so treat these as illustrations, not tax advice.

What does the full move look like on one household budget?

What new bill appears in Loudoun: the car tax? New Jersey does not charge an annual tax on personal vehicles, and Virginia localities do. Loudoun cut its vehicle rate to $3.09 per $100 of assessed value for tax year 2026, with a planned drop to $2.94 for tax year 2027, per the county's adopted budget. On a car assessed at $30,000, that is about $927 in 2026 and about $882 in 2027. Personal property taxes are due May 5 and October 5 in Loudoun County, while real estate taxes are due June 5 and December 5, per the county. Budget the car tax in year one.

What does the full move look like on one household budget? Sales tax barely moves: New Jersey charges 6.625 percent statewide, and Loudoun shoppers pay 6.0 percent total, per the Virginia Department of Taxation, which saves about $94 a year on $15,000 of taxable purchases. Run one household: $150,000 of taxable income, a $750,000 home, one $30,000 car, and $15,000 of taxable spending. The property tax saving is about $6,900. Virginia income tax gives back about $939, the car tax takes about $927, and sales tax adds about $94. Net saving: about $5,128 a year, roughly $427 a month. At $500,000 of income the same household saves about $7,298, because New Jersey's top brackets outrun Virginia's capped top rate. The relief survives the offsets; it is just smaller than the headline.
